The Sherry Potts Difference

Not a Salesperson.
A Consultant.

I don’t think of my work as selling homes. I think of it as helping families make sound real estate decisions — decisions grounded in honest analysis, not pressure.

That means I’ll tell you what the data actually says, even when it’s not what you hoped to hear. I’ll explain not just what I recommend, but why. And I’ll never suggest a price simply to win a listing.

The relationship matters more than the transaction. It always has.

“I take pride in providing authentic counsel grounded in honest analysis.”

Advice Built on Analysis, Not Ambition

Every recommendation I make is grounded in real market data — current competition, recent sales, and buyer behavior — not what's easiest to say. I'll tell you what the numbers actually show, even when it's not the answer you were hoping for.
No Two Families Alike

Counsel Shaped Around Your Situation

I don't run families through a script. Every property and every situation is different, so every conversation starts with listening — to what you need, what you're worried about, and what "the right decision" actually looks like for you.
No Property Too Small

The Same Standard, Regardless of Price

Whether a home is $280,000 or $2.8 million, the depth of analysis and care doesn't change. Roughly half the families I work with are buying or selling homes under $400,000 — and they get exactly the same counsel as anyone else.
Rooted in the Nature Coast

Experience That Only Comes From Being Local

Flood zones, waterfront quirks, land that doesn't fit a standard comp — this market has details a generic valuation misses. Years of working in Crystal River, Citrus County, and the surrounding Nature Coast mean I catch what an outsider wouldn't.
Market Position & Pricing Analysis

Let's Lookat Where Your Property Fits

Pricing a home isn't just about a number — it's about understanding the full picture. I prepare a **Personal Property Pricing Analysis** for every family I work with, considering your property, recent sales, current competition, buyer activity, and local conditions. This isn't an automated estimate or generic report. It's thoughtfully prepared around your specific property, so you understand **what your home may be worth, why, and how to approach your next step with confidence.**

What's New

What Changed for Buyers.

A Signed Agreement Comes Before Touring

As of August 2024, buyers are required to sign a written agreement with their agent before touring a home — in person or virtually. This isn't paperwork for paperwork's sake. It's there so you know exactly who represents you and what that representation includes before you ever walk through a door.

Compensation Is Now Spelled Out in Writing

Buyer agent compensation is no longer advertised through the MLS the way it used to be. Instead, it's negotiated directly and disclosed as a specific dollar amount or percentage in your agreement — never a vague range, never left open-ended.

There's More Than One Way This Gets Paid

A common misconception is that buyers now automatically pay their agent out of pocket. That's not necessarily true. Depending on the deal, a seller may still agree to cover it, it may be built into negotiations, or it may be split — all of that is something we'll work through together for your specific situation.

None of This Is Set in Stone

These changes exist specifically to make real estate compensation more open to negotiation, not less. Nothing about your agreement — the services, the timeline, or the amount — is fixed. You're free to ask questions and negotiate any part of it before you sign.

Common Questions

Buyer Rules, ExplainedSimply

These changes have left a lot of buyers with questions — and rightly so. Here are honest answers to the ones I hear most often, in plain language, with nothing glossed over.

Yes. As of August 2024, agents are required to have a signed written agreement with buyers before touring any home, in person or virtually. It sounds like a formality, but it's actually a good thing — it means you'll know upfront exactly who represents you and what that representation includes, before you're standing in someone's living room.

Not necessarily. That's one of the biggest misunderstandings about this change. Depending on the deal, a seller may still agree to cover buyer-agent compensation, it can be built into the offer, or it can be negotiated in other ways. There's no single rule that applies to every transaction — we'll figure out what makes sense for yours.

No — and that's actually the point of the change. Compensation has to be written down as a clear number or percentage rather than an open-ended range, but the amount itself is fully negotiable. Nothing is set by a board, an association, or by law.

That's a fair concern, and it's a conversation worth having early. Some agreements can be limited in scope — to a single property, a short time period, or a single showing — rather than a long-term commitment. I'll walk you through the options so you're not signing something broader than you're ready for.

Always. Before we look at a single home, I'll walk you through what you're agreeing to, what it means, and what it costs — in plain language, with no pressure to sign on the spot. If something isn't clear, we don't move forward until it is.

Have Questions About Something?

If you don't see your question here, that doesn't mean it's not worth asking. Real estate rarely fits neatly into a list — send it over, and I'll give you a straight answer.
